Ideally these are all done by yourself to help cut down costs as this is the main reason for doing this type of selling it may be possible however to check out a registered agent on this site in your area who may offer this type of service in return for them to do the advert for you

A good photographer could do them but again why spend money... why not get a friend to take them? almost everyone has a digital camera nowadays

Don't Panic
Thats fine don't worry there are lots of ways to obtain this type of informaton.. your first port of call could be to invite an independant estate agent around who will offer their services and give you an opinion of the market in the area along with their marketing expertise.

How long will the completed HIP be valid for?

The regulations state that the Home Information Pack is valid whilst the home is continuously marketed for sale, and allows for a period where the property might be taken off the market whilst, for example it is under offer or to allow a seller to change agents.

The main time-sensitive items in the Home Information Pack are local searches and home condition report. These are generally acknowledged to be valid for six months.

Most sales complete within six months under the current process and we expect the Home Information Pack to shorten the time between offer acceptance and exchange of contracts.

Are Home Information Packs needed at auctions?

Yes. People buying at auction need reliable information just as much as anyone else.

Liability? Is it the provider who is liable?

The competent provider is liable for any misinformation within the pack. For example, search provider for searches, seller for Property Information Forms etc…

What are the Home Information Pack requirements for new conversions i.e. barns or a house that was converted into flats?

It depends on what is being marketed. If the converted barn was being marketed as a new home for owner occupation then it would need a Home Information Pack. Provided it was being sold with an approved warranty, however, it would not require an Energy Performance Certificate (EPC). If the house being converted into flats was being marketed as a whole (so that individual flats were not available for sale separately) then no Home Information Pack would be required. If the flats were being marketed individually then a Home Information Pack would be required on each unit. As above, an EPC would not be required if the sale of the flats was covered by an approved warranty.

A Home Information Pack is a collection of information about a property which is provided by the seller or the seller’s representative. The pack is intended to improve the home buying and selling process in England & Wales, currently subject to a 30% failure rate.

Under the current system, key information is not available to either buyers or sellers until a sale is agreed. This often results in costly issues arising later than necessary in the sale process. The government intends that by using a HIP, this information will be provided up front, potential buyers will be able to make an informed decision, preventing delays and misunderstandings later in the process.

The pack must contain:

  • Index
  • An Energy Performance Certificate
  • Sale Statement
  • Evidence of title
  • Replies to standard searches

Additionally, leasehold properties will need to provide:

  • A copy of the lease

Other documents which may be included:

  • A Home Condition Report (HCR)
  • A property information form
  • A fixtures and fittings form
  • A summary or explanation of any pack document
  • Information identifying the property including a description, photograph, map, plan or drawing of the property.

Thats ok you are not alone this may be the case for lots of people you can wait and let the agreement with the agent end..
in which case you may have to give notice in writing before advertising it yourself

Or get the agent to set up a multiple agency agreement where you can sell it yourself in the meantime if the agent finds a buyer you will have to pay a reduced cost agreed by you both, the agent will probably still do the negotiating etc and follow the sale through for you.

Either way you are in charge
